Fascia & Soffit Aylesbury

Rotting timber fascias and soffits are the most common cause of gutter failure across Aylesbury’s 1970s and 1980s estates. UPVC replacement is a one-time job that eliminates ongoing maintenance, protects roof timbers, and includes a complete new gutter system.

Fascia & Soffit Aylesbury

UPVC Fascia, Soffit & Bargeboards

The 1970s and 1980s private estates across Bedgrove, Elm Farm, and Walton Court were built with painted timber fascia and soffit boards. After 40–50 years, the cut ends are rotting where they meet the verge, the paint has failed, moisture has penetrated the timber, and the gutter brackets have pulled away from the softened wood. This is the single most common maintenance job we see on this era of Aylesbury housing — and it triggers a cascade of problems if left unaddressed.

The standard solution is a full UPVC over-board or replacement installation. We remove or cap over the existing timber, install a continuous aluminium support rail where needed, fix new UPVC fascia boards in white or a colour match, install matching vented soffit panels to maintain roof void ventilation (critical on stripped roofs), and hang a complete new UPVC gutter system on proper 600mm bracket spacings. The result is maintenance-free for 25–30 years.

On Victorian and Edwardian properties around Cambridge Street and the Kingsbury quarter, the original timber fascia profiles are often deeper and more ornate than modern UPVC sections. Where retaining the period character matters to the homeowner, we can source painted hardwood replacements or deep UPVC profiles that replicate the original proportions.

What’s Included in a Fascia & Soffit Job

Replace all downpipes. Check and treat any exposed rafter feet for rot. Leave site clear of all waste. Written 10-year guarantee on all workmanship.

Honest advice

Do You Actually Need Fascia & Soffit?

Roofline decay is often hidden behind the gutter. Here is how to tell your fascias and soffits need attention.

When it is not the answer: If the timber behind the gutter is genuinely sound, capping over it is a legitimate cheaper option — we only recommend full replacement where the timber has actually rotted. Read the full guide.

Access

Access, Scaffolding & Permits in Aylesbury

Eaves-level work reached from towers on a bungalow; scaffold on two-storey properties. Scaffold is specified for: two-storey roofline replacement - always itemised in your written quote, never a hidden extra, and we arrange it.

Aylesbury's mix runs from post-war and 1970s estate semis on Bedgrove, Southcourt and Quarrendon — open-access, straightforward scaffold — to the tight lanes of the Old Town conservation area and the village cores of Long Crendon and Bierton, where pavement space is limited and scaffold needs planning. Pavement scaffold and skip permits go through Buckinghamshire Council; allow a few working days on streets like Church Street, Parson's Fee, Temple Street where space is tight.

Good to know

What It Is Like While We Work

A day or two of eaves-level work with minimal internal disruption. You do not need to stay home for external work - we just need power and access agreed in advance.

Fascia and soffit work runs year-round, pausing only in high winds at height. The Vale of Aylesbury sits open to the prevailing south-westerly weather across flat farmland, and the low-lying clay around Southcourt holds damp longer in autumn, slowing drying times.

What Aylesbury Homeowners Say

★★★★★

"Fascias were rotten at every corner β€” gutters were pulling away and water was running straight down the wall. Full UPVC replacement done in a day and a half, includes the new gutters. Everything is tight and looks great. The difference is massive."

Michelle A. · Bedgrove, Aylesbury
★★★★★

"Three quotes β€” one roofer told us we needed scaffold for one day's work, which seemed wrong. These guys did the lot from ladders safely and professionally. Very tidy finish and a sensible price."

Paul H. · Elm Farm, Aylesbury
★★★★★

"Period terrace in Cambridge Street β€” we wanted deeper fascia boards to match the Victorian profile, not the thin modern sections. They sourced the right UPVC depth and the finish looks correct on the house."

Rachel B. · Cambridge Street, Aylesbury

Fascia & Soffit FAQ

Frequently Asked Questions

Signs to look for: gutters pulling away from the house, visible rot or soft timber at the corners or cut ends, paint peeling away in large sections, damp patches on the bedroom ceiling near the eaves, or daylight visible through gaps between the soffit and wall. Any of these warrant a survey.

Minimal β€” a wash with soapy water once a year is sufficient. UPVC does not rot, does not need painting, and does not shrink or expand significantly with temperature change. The brackets and gutter joints need periodic checking, but the boards themselves are maintenance-free for 25–30 years.

Not if the job is done correctly. We install vented soffit panels with 10mm perforation throughout to maintain airflow into the roof void. Blocking roof void ventilation causes condensation build-up and rafter decay β€” we never do a fascia job without ensuring the ventilation is maintained or improved.

A standard 3-bed semi on Bedgrove or Elm Farm takes one to two days for a full perimeter job including new gutters. Larger detached properties take two to three days. We confirm the programme in the quote.

Yes β€” this is called over-boarding. UPVC capping boards are fitted directly over the existing timber fascia. It's faster and cheaper than full replacement. The significant downside is that it traps the existing timber behind the new board β€” if there's any moisture in the original wood, it will continue to deteriorate and eventually compromise the new UPVC fixings. We only recommend over-boarding where the existing timber is dry and structurally sound.

On most two-storey properties, yes β€” working at fascia level on a two-storey building from a ladder is unsafe and insufficient for the scope of the job. We include scaffold or tower costs in our quotations where required. For single-storey properties and garage or outbuilding work, ladder access is generally sufficient.

Typically one to two days for a standard semi-detached. This includes removing the old guttering and fascia, inspecting and treating the rafter feet, fitting new UPVC fascia, soffit, and barge boards, and refitting new guttering. We clean up and remove all waste at the end of each day.
