What NHBC Warranty Covers

The NHBC Buildmark policy has three phases: a two-year builder's warranty period during which the developer is responsible for fixing defects; a further eight years of NHBC structural warranty (years 3–10) covering major structural defects; and an optional insurance period beyond year 10. For roofing, the structural warranty covers: failure of the roof structure (rafters, purlins, ridge board); significant settlement affecting the roof; and major waterproofing failure in the roof structure itself.

What NHBC Warranty Does Not Cover

Maintenance and wear and tear. Specifically: mortar failure on ridge tiles (classified as maintenance); moss growth and associated valley blockage (maintenance); gutter cleaning and joint failure (maintenance); individual tile displacement not caused by structural failure (maintenance); flat roof membrane degradation after the initial defect period (maintenance after year 2). The First Maintenance Cycle on New Builds

Modern new builds are not maintenance-free, but their maintenance timeline is later than older properties. The typical first-cycle maintenance events: ridge mortar inspection at 10–15 years; flat garage roof membrane assessment at 15–20 years; lead flashing inspection at 20–25 years; first tile survey for any nail corrosion at 25–30 years. Properties at Fairford Leys built in the early 2000s are now in the 20–25 year window — the flat roof and lead inspection window.

The most common new build issue we encounter is ridge mortar failure after 10–15 years. Modern cement mortars used on new build ridges are typically harder and less flexible than traditional mixes — they crack as the roof moves seasonally and allow water into the ridge bedding. The first repoint on a new build ridge is not a defect claim; it's normal first-generation maintenance.
