The Two Approaches: Cold Roof and Warm Roof

A cold roof has insulation at ceiling level (laid on the loft floor between joists) and a ventilated void above it. This is the original construction on most pre-1990 Aylesbury properties. It's adequate when the insulation depth is correct (270mm of mineral wool is the current standard) and the void above is well ventilated. Many Aylesbury properties have inadequate insulation depth at ceiling level — 50–100mm of old fibreglass rather than the recommended 270mm.

A warm roof insulates above the rafters, eliminating the cold void entirely. This is the higher-performing but more expensive option — it requires rigid insulation boards between and above the rafters, new counter-battens, and a revised build-up. The thermal performance improvement over a correctly executed cold roof is significant, but the cost difference is also significant (typically £2,000–£4,000 more on a standard semi).

What Can Be Improved During a Re-Roof

The practical opportunity during a re-roof is primarily at the eaves — the point where the roof meets the external wall. This junction is the most common source of cold bridging and draughts in older properties. Installing draught sealing at the eaves, fitting ventilated soffit boards where they're absent, and adding insulation at the eaves overhang all improve thermal performance at relatively low cost when the scaffold and structure are already accessible.

If the loft floor insulation is inadequate (visible from inside the loft before re-roofing begins), this is the most cost-effective improvement — a separate trade, but easily arranged as a concurrent job while scaffold is up. Does Changing Insulation Require Building Regulations?

Like-for-like re-roofing with no change to the thermal specification does not trigger Building Regulations. Upgrading to a warm roof construction, or significantly changing the thermal performance of the assembly, may require a building notice submission. We advise on this during the survey and can liaise with the local building control office where needed.
